Highlights
RAND’s Physical Condition Survey Report detailed deficiencies throughout the building and listed recommendations for corrective work. As part of the settlement between the building’s developer and the condominium board, overseen by the New York State Attorney General’s Office, RAND designed and administered a repair and replacement program for the following systems and components:
- Roofs, terraces, and balconies
- Exterior walls and parapets
- Windows and doors
- Interior walls, ceilings, floors, and finishes
- Rooftop mechanical equipment
- Heat pumps
- Plumbing and piping
- Ductwork and ventilation
- Wiring and lighting
- Fireplace flue extensions
