Mechanical, Electrical, Plumbing & Fire Protection (MEP) Engineering

Engineering for building systems in existing buildings, renovations, and new construction.

A building’s mechanical, electrical, plumbing, and fire protection systems directly affect comfort, safety, and operations. When those systems are outdated, undersized, or failing, the impact is immediate.

RAND provides MEP engineering services for existing buildings, renovations, adaptive reuse, interior build-outs, and new construction across New York City, the greater New York metro area, and New Jersey. We evaluate conditions, identify deficiencies, and design practical solutions for upgrades, replacements, and larger capital projects.

Mechanical, Electrical & Plumbing Engineering Services

We design and administer projects across major building systems, including:

  • Heating plants
  • HVAC systems, including central systems, VRF, split systems, and ventilation
  • Domestic water, sanitary, and storm piping systems
  • Electrical service upgrades, distribution systems, and metering
  • Fire protection and sprinkler systems

Our work ranges from targeted upgrades and system replacements in occupied buildings to full MEP design for renovations, reconfigured spaces, interior fit-outs, and new construction. Projects often involve improving aging, inefficient, or undersized systems to address comfort, capacity, reliability, code, and long-term performance.

Identifying and Solving Building System Problems

Most MEP projects begin with ongoing building issues such as:

  • Apartments or spaces that are too hot or too cold
  • Poor ventilation or uneven air distribution
  • Low or inconsistent water pressure
  • Electrical outages or capacity constraints
  • Banging radiators
  • Negative air pressure in hallways
  • Rusty or discolored water
  • Recurring leaks, corrosion, or equipment failures
  • Aging infrastructure approaching the end of its service life

We identify root causes and develop practical recommendations for repair, upgrade, or replacement.

MEP Design for Renovations, Reconfigurations, and New Construction

In addition to upgrading existing systems, RAND designs new mechanical, electrical, plumbing, and fire protection systems for gut renovations, reconfigured spaces, interior build-outs, adaptive reuse projects, and new construction. On these projects, our MEP engineers work closely with RAND’s Building Design Group and coordinate with the firm’s structural, envelope, and energy expertise to develop systems that support the architectural layout, program needs, and overall project scope.

This may include system layout, utility coordination, equipment selection, code review, and construction documentation for projects that require new or reconfigured infrastructure.

MEP systems are central to compliance, energy performance, and long-term capital planning. As part of RAND’s MEP & Energy Services Team, we support:

  • Lighting and electrical upgrades
  • Heating system conversions and electrification studies
  • Code-compliant fire protection system upgrades

We approach this work as part of a broader building strategy, helping owners and managers connect compliance requirements with system performance, project timing, and future investment. Learn more about our Energy Services.
