
Initially hired to investigate severe recurring leakage in several apartments, RAND recommended a complete roof replacement and exterior restoration program based on findings during the evaluation.

The building’s most distinctive features includes a wood-shingled faceted turret which sits atop a three-sided corner bay; a delicate pedimented dormer; and gable, tower, and mansard slate roofs.

For each of the work items specified, RAND worked carefully to maintain the building’s historical character and style.

Along the exterior elevations, defective exterior brickwork was replaced; eroded brickwork mortar joints were cut out and repointed; and a defective, leaking two-wythe thick brick stub parapet wall was removed and a new code-compliant stub parapet constructed.

RAND’s leakage evaluation found a number of defects at the roof level leading to premature failure of the roof.

As part of the program, the entire existing roofing system was removed and replaced with a new insulated cold fluid-applied reinforced roofing system and an all new slate roofing system.
